PENGARUH PENERAPAN KONSEP GREEN BUILDING TERHADAP INVESTASI PADA BANGUNAN TINGGI DI ACEH

Abstrak—Penerapan konsep green building merupakan salah satu pendekatan strategis dalam pembangunan berkelanjutan
yang bertujuan untuk mengurangi dampak negatif bangunan terhadap lingkungan serta meningkatkan efisiensi energi dan
sumber daya. Penelitian ini bertujuan untuk menganalisis pengaruh penerapan konsep green building terhadap aspek
investasi pada bangunan tinggi di Provinsi Aceh. Metodologi yang digunakan adalah pendekatan kuantitatif dengan teknik
analisis regresi linier untuk mengukur hubungan antara variabel-variabel green building (efisiensi energi, penggunaan
material ramah lingkungan, pengelolaan air, dan kualitas udara dalam ruangan) dengan indikator investasi (biaya awal, biaya
operasional, dan nilai properti). Data diperoleh melalui survei kuesioner kepada pengembang, investor, dan konsultan
bangunan tinggi yang terlibat dalam proyek konstruksi di Aceh, serta studi dokumentasi dari proyek-proyek relevan. Hasil
penelitian menunjukkan bahwa penerapan konsep green building memiliki pengaruh positif dan signifikan terhadap nilai
investasi jangka panjang, meskipun memerlukan biaya awal yang relatif lebih tinggi. Investasi dalam bangunan ramah
lingkungan juga berkontribusi terhadap peningkatan nilai properti dan pengurangan biaya operasional. Temuan ini
mendukung pentingnya integrasi prinsip keberlanjutan dalam perencanaan dan pembangunan gedung tinggi sebagai bentuk
investasi yang tidak hanya menguntungkan secara ekonomi, tetapi juga berkontribusi pada pelestarian lingkungan di wilayah
Aceh.
